Gas Safety Checks
When we certify your tenants’ property we will take responsibility for the gas safety in your home, it is our responsibility to check that all gas appliances are in safe working order and comply with current gas safety standards.

With all gas appliances, you are advised to have them serviced regularly to prevent breakdowns, as advised by manufacturers, this will also help you get maximum heat for minimum cost, meaning a happy tenant.

We offer yearly checks to comply with relevant laws and gas appliance servicing and new installations if required, you have to retest gas appliances every year for the relevant safety checks and we will ensure your gas appliance is fitted properly, as when a gas appliance is fitted correctly there is no need for high maintenance and refitting bills in the future.

Landlord Record Keeping Requirements
The burner pressure or heat input is correct with appliance manufacturers’ instructions
Ventilation is adequately supplied, all gas safety devices are in accordance with current standards
Installation of appliances must pass a tightness test, i.e. no gas leaks
Date of inspection

Pricing Guide
A Landlord certification in Leeds, paperwork, up to 2 appliances safety checked, and a gas tight test on pipe work all for £71.40
Any extra appliance after the first two is an additional £55.00 each per safety check.
Also, a gas hob only check is free on a pre booked appliance service.
Re-test if required
Please remember prior to re-letting of a property that even if you have already had an up to date running certificate, you will need a new certificate to comply with landlord safety regulations when your new tenant moves in.
